Last updated: July 2026. A new build is the cheapest time to make a HomeKit security system reliable. Walls are open, cable routes are accessible, door hardware has not been locked in, and the network can be designed around cameras and hubs instead of patched later.

The right goal is not to automate every opening. It is to create a security layer that still makes sense when the internet, a phone, or an automation fails. This checklist covers the decisions to make with your architect, electrician, low-voltage contractor, and security installer before drywall.

1. Design the network as security infrastructure

HomeKit accessories may use Wi-Fi, Thread, Bluetooth, or a vendor hub, but the system still depends on a stable home network. Put the router, switches, recorder if used, and security gateway in a ventilated, lockable location that is not visible from a front window. Avoid burying everything inside a metal utility cabinet, which can weaken wireless coverage.

Run Cat6 or better to every planned wireless access point and to each fixed camera location, even if the first camera is Wi-Fi. A cable gives you the option to use Power over Ethernet later. Include a service loop and label both ends. For larger homes, plan access points by floor and wing; do not assume one router in a basement rack will cover a detached garage or second-floor bedroom.

Apple says a home hub enables remote access and automations in Apple Home. Place the Apple TV or HomePod that will serve this role inside reliable network coverage. Treat any vendor gateway the same way: give it stable power, enough radio clearance, and Ethernet when the product supports it.

2. Put power where security devices will live

Add outlets near the central network rack, security hub, doorbell transformer, indoor camera shelves, exterior camera eaves, and any plug-in siren. A crowded power strip dangling behind a cabinet is a weak foundation for an alarm system.

Ask the electrician to put the network equipment and security hub on a clearly labeled circuit. A small uninterruptible power supply can keep the router, switch, gateway, and home hub online through a short outage. Battery-backed devices still need a test schedule: record what remains operational after the breaker is switched off and how long each layer lasts.

For doorbells, confirm transformer voltage and chime compatibility before choosing hardware. For exterior cameras, decide whether you want Ethernet, low-voltage power, or a nearby weather-protected outlet. Do not route extension cords through windows or soffits.

3. Build a complete opening schedule

List every exterior door, garage-to-house door, ground-floor window, accessible upper-floor window, basement window, and bulkhead. Mark the frame material, reveal depth, swing direction, and planned sensor type. This catches common omissions such as a side garage door or a sliding patio panel.

Recessed contacts can look clean in a new build, but wireless surface sensors are easier to replace. If you prewire contacts, leave an accessible route back to the panel or structured-wiring cabinet and document every cable. If you use wireless sensors, leave enough flat frame area for the sensor and magnet, and confirm that thick trim or metal frames will not cause alignment problems.

4. Choose locks before the doors are ordered

Decide which doors need smart access and which should remain mechanical. Check backset, bore size, door thickness, handing, multipoint hardware, and weather exposure. A beautiful custom door can become an expensive lock-compatibility problem if the hardware decision comes last.

Preserve a physical key or another non-phone entry path. Add a keypad where household members, cleaners, carers, or contractors need scheduled access. Use named codes rather than one shared household PIN, and define who can issue and revoke them. 5. Plan camera views with privacy boundaries

Mark proposed camera views on the floor plan. Cover approaches and entry points, not bedrooms, bathrooms, neighboring windows, or private guest areas. At each location, check the mounting height, night lighting, glare, eaves, vegetation, and whether a person can reach the camera without entering a protected area.

6. Separate security states from convenience scenes

Create plain, auditable alarm states first: disarmed, home, night, and away. Then add convenience scenes around them. A “Good Night” scene may turn off lights, lock selected doors, and arm the perimeter, but it should not silently unlock or disarm anything when another accessory fails.

Use notifications that point to an action. “Garage entry opened while away” is useful; ten motion alerts from a hallway every evening are not. Assign critical alerts to adults who can respond and keep children or guests from receiving camera or alarm permissions they do not need.

An audited HomeKit night routine should include door state, lock state, alarm state, and a morning recovery check. Test each trigger manually before depending on time, location, or occupancy automations.

7. Keep a path that does not depend on one phone

A new home should be usable when the owner’s iPhone is flat, lost, or being replaced. Include a keypad, key fob, physical key, or local control that another authorized household member can use. Store recovery details in a password manager and keep the network rack, electrical panel, and shutoffs labeled.

Ask how the chosen system behaves when broadband fails, when power fails, and when the vendor cloud is unavailable. Some alarms can continue local sensing and siren functions while remote alerts or video stop. Professional monitoring and cellular backup depend on the system and plan. Verify current terms rather than assuming every “smart security” bundle includes them.

8. Run a commissioning test before handover

  1. Open every protected door and window and confirm its name and alert.
  2. Arm home, night, and away modes and verify which sensors are active.
  3. Test every lock by keypad, key, app, and manual thumb-turn.
  4. Walk through each camera view by day and night; confirm timestamps and clip retrieval.
  5. Disconnect broadband and record what still works.
  6. Switch off the security and network circuit and time the battery-backed response.
  7. Test smoke, carbon-monoxide, water, and alarm-listener devices using manufacturer procedures.
  8. Confirm a second authorized adult can arm, disarm, receive alerts, and recover the system.
  9. Remove a temporary contractor or guest account and verify that access is gone.
  10. Export the final device list, network map, cable schedule, and installer notes.

What to hand the builder

Give the builder a one-page schedule showing device location, mounting height, cable type, power source, door preparation, and who supplies each item. Add photos of cable routes before insulation and drywall. Record switch-port numbers and breaker labels. Turn the build specification into eight tested handover routes

New construction creates a rare chance to design power, network, doors, cameras, alarms, and account ownership before finishes hide the work. The project is not ready because accessories appear in Apple Home. Each security job needs a named owner, an installed record, a failure test, a correction path, and evidence that the result survived final handover.

1. Keep one security equipment and ownership schedule

Record every hub, bridge, sensor, siren, lock, camera, doorbell, keypad, router, switch, recorder, power supply, battery, account, service, app, and connected platform. Map the final Home hubs, wired or wireless network path, electrical circuit, backup power, radio reach, room, and administration owner. 3. Accept every smart lock on the finished door

Test the exact door after paint, seals, hardware, thresholds, alignment, and access-control work are complete. The latch and deadbolt must move freely without the powered lock pulling the door into place. Do not accept the security handover until these blockers are cleared

  • Essential hubs, network hardware, alarms, or cameras depend on an unidentified circuit or account.
  • The property has no written result for internet, power, hub, phone, or account failure.
  • Installer, subcontractor, or temporary credentials remain active without a written reason.
  • Camera views, timestamps, recording, retention, or export have not been tested after final exterior work.
  • The household cannot state who may unlock, disarm, view, export, administer, and change response settings.
