A HomeKit small-business security setup needs two written routines: how the first authorised person opens the premises, and how the last authorised person proves it is closed. Start with one premises and responsibility map

List every public entrance, staff door, delivery entrance, roller door, accessible window, emergency exit, stockroom, cash or records room, server or utility area, keypad, direct alarm zone, local warning device, camera view, lock, Apple home hub, vendor bridge, network path, user, service, responder, and recovery owner.

Keep four states separate

Trigger each direct zone 20 times in every relevant mode. Save physical state, exact alarm-zone name, Home accessory name, alarm-hub receipt, Home state, entry or exit delay, local warning, app event, history, communications, monitoring receipt where selected, trouble, restoration, duplicate, and miss. Use approved test modes and never create a false dispatch.

Opening procedure

  1. Approach through the named staff entrance and inspect the door, frame, glass, lock, keypad, nearby camera, and signs of tampering before using a credential.
  2. Use the named local credential. Record whether unlocking, door opening, alarm entry delay, disarm, and any Apple Home state or automation behave as documented.
  3. Check unexpected open zones, bypasses, offline devices, low batteries, stale Apple Home states, failed bridges, camera blind areas, and unresolved overnight alerts.
  4. Confirm public entrances, emergency exits, stock or cash rooms, utility areas, alarms, and cameras are in the intended daytime state before customers or staff enter.
  5. Record the opener, time, exceptions, owner, and deadline for every unresolved fault.

Closing procedure

  1. Confirm no customer, employee, contractor, delivery person, or authorised visitor remains. Check toilets, storage, fitting rooms, workshops, plant rooms, and other concealed areas without using cameras in private spaces.
  2. Check each exterior opening physically. Resolve doors held open, misaligned bolts, partially closed shutters, windows, emergency-exit faults, and temporary access that should have ended.
  3. Compare direct alarm zones with Apple Home states where both exist. Investigate disagreement rather than forcing an automation or bypassing the zone.
  4. Protect required evidence, check camera and recorder health, remove temporary shares, close registers or records under the business’s procedure, and secure keys and recovery devices.
  5. Arm the intended alarm mode, wait for local and app confirmation, leave through the named route, confirm the final door is latched, and record every approved bypass.
  6. Have the second administrator receive or verify the closing confirmation on an agreed schedule.

Staff, contractor, and delivery access

Use named Apple Home invitations, alarm users, lock codes, camera users, and vendor accounts. Do not give staff a shared Apple Account, owner alarm login, or household master code. Keep Home access, alarm control, lock access, camera access, garage or gate access, and account recovery as separate permissions.

Record lawful authority for every camera and sensor, public and private-space boundaries, audio rules, indicators, privacy masks, retention, incident export, deletion, disclosure, staff notice, and the owner of each record. Apple Home or HomeKit support does not remove workplace, customer, patient, tenant, visitor, or neighboring-property privacy duties.

FAQ

Can Apple Home replace a commercial alarm system?

Do not assume so. Apple Home can expose supported accessory states and automations, but each direct alarm zone, local warning, communications path, monitoring service, permit, and response job must be specified and tested separately.

Should staff share one Apple Account or alarm code?

No. Use named accounts and credentials with the smallest useful permissions. Shared owner access makes departures, incident review, and recovery harder.

What must a closing employee test?

Confirm every protected opening, resolve unexpected open zones, check required locks and local warning, arm the intended mode, wait for confirmation, and record any bypass or exception.

What happens if the owner’s iPhone is unavailable?
